CALCULATOR PROCEDURES

Anyone who is serious about income properties must have some mastery of the financial calculator. While several models are available, Hewlett-Packard's 12C has overwhelmingly become the industry standard and is selected for use with the examples provided in this book.
   Up until the mid-1970s, every estate practitioner carried a set of written tables for calculating loan payments, and still required for factoring in the loan amount. More complicated and time-consuming calculations such as present values, future values, and internal rates of return were considered more as classroom concepts than as useful tools in the real world. The proliferation of the financial calculator has not only made these calculations easier but has also increased the level of sophistication which clients expect in appraisal reports.
   The following procedures are designed tp get the novice off to a fast start. The Hewlett-Packard manuals are excellent—consult them for more detailed instructions.
